The Challenge

A Bold Reinvention of Urban Living

Once a Holiday Inn, The Mod at Midtown has been transformed into a dynamic residential community that blends mid-century modern influences with a fresh, contemporary aesthetic. By repurposing the existing structure, layout, and utilities, the project team successfully contained costs, streamlined construction, and delivered a sustainably designed, affordably positioned apartment complex in a prime Sacramento location.


The building’s façade features gradient cladding that injects a bold, modern identity into the streetscape. Thoughtful massing breaks up the structure visually, creating engaging perspectives while reinforcing its presence in the neighborhood. Large mural panels and signage further integrate the building into Sacramento’s vibrant art scene, connecting it to the energy of nearby Graffiti Alley.


Inside, the design redefines the former hotel layout to meet contemporary residential needs. Thoughtful upgrades—including full kitchens, in-unit washer/dryers, and modern finishes—enhance livability while ensuring the space remains functional and stylish. The ground floor was reimagined as a social and lifestyle hub, seamlessly linking the lobby, fitness center, and entertainment lounge to an inviting outdoor space. Amenities like BBQ stations, a fire pit, and versatile coworking areas create opportunities for both relaxation and productivity, fostering a strong sense of community.


With its bold design, strategic market approach, and commitment to adaptive reuse, The Mod at Midtown revitalizes an aging structure into a highly desirable, design-forward living experience, setting a new standard for urban residential conversions in Sacramento.

Transforming an Outdated Structure into Modern Housing

Transforming a four-story concrete Holiday Inn into The Mod at Midtown required rethinking its structure, systems, and identity to meet the needs of modern apartment living. The challenge was to adapt the building efficiently while maintaining affordability and design quality.


The original hotel layout, with its small, repetitive rooms, had to be reconfigured to create livable apartment units. Rather than making costly structural modifications, rooms were combined to form more spacious layouts. Kitchens and bathrooms were carefully placed to align with existing plumbing, minimizing disruption while ensuring each unit had full amenities, including in-unit laundry. The transition from hotel to apartments also required significant mechanical, electrical, and plumbing upgrades. Independent HVAC systems were installed to provide individual climate control, electrical capacity was expanded for modern appliances, and fire safety and soundproofing were enhanced to meet residential standards.


By working within the constraints of the existing structure, The Mod at Midtown successfully balances efficiency, affordability, and urban livability. This adaptive reuse project demonstrates how older buildings can be revitalized into modern housing that strengthens the surrounding community.
